What this means is that&amp;nbsp;the supply of homes on the market currently consist of almost a 7 month supply of homes. So, it should take 7 months to sell all the homes currently on the market, and&amp;nbsp;can go up if more properties come on the market than sell.&amp;nbsp;These numbers will go down if more properties are selling than come on the market.&lt;BR&gt;&amp;nbsp;&lt;BR&gt;Condos are at 5.32, meaning a 5 1/2 month supply of condos currently on the market. The condo market has been active lately and I feel the supply is going to continue to decrease. &lt;BR&gt;&lt;BR&gt;Multi-unit housing is at a wopping 16 month supply. The Multi market has been slow as of late, but should change as the Spring Market is now here. Many people are confused as to the current tax laws. This is&amp;nbsp;informational only and not meant to take the place of a Professional Accountant.&amp;nbsp;&amp;nbsp;&lt;BR&gt;&lt;BR&gt;The old law was a one time exclusion, up to $125,000 only. You had to be over 55 years of age to use this exclusion, and it could only be used once in a lifetime. Anyone under the age of 55, had to reinvest the proceeds within&amp;nbsp;2 years&amp;nbsp;to avoid paying a capital gains tax.&lt;BR&gt;&lt;BR&gt;This all changed in 1997 when the new tax law was passed.&lt;BR&gt;&lt;BR&gt;Anyone who used the old one time exclusion is still allowed to use the new exclusion as long as the 2 year occupancy requirement is met. In fact, this can be used every two years.&lt;BR&gt;&lt;BR&gt;The new law gives an exclusion of $250,000 to a single person or $500,000 for a married couple who files a joint&amp;nbsp;return. You must have lived in the home for 2 of the previous 5 years to be eligible for the entire exclusion.&amp;nbsp; There are a few exceptions to this rule. A job transfer for one, but I would check with your accountant to be sure&amp;nbsp;that all requirements are met. If you have not lived in the home for 2 years,&amp;nbsp;you may still be eligible for a partial exclusion.&amp;nbsp;&lt;BR&gt;&lt;BR&gt;In the case of a married couple where one spouse passes away, the other spouse can still claim the $500,000 exclusion only if the home is sold in the same calendar year. As soon as the calendar year changes, the surviving spouse would only be eligible for an exclusion of $250,000.&lt;BR&gt;&lt;BR&gt;Investment properties are not eligible for an exclusion. In the case of a multi unit building where the owner lives in one unit, they can still claim the exclusion on that portion of the home. The remainder of the home would be considered investment property, and not eligible.&lt;BR&gt;&lt;BR&gt;&lt;STRONG&gt;I hope this helped explain the capital gains tax. As I mentioned earlier, this is not a substitute for a qualified accountant. This is good news for the city, but future years are not looking to good as aid ti cities and towns is expected to drop.&lt;BR&gt;This is a 7% increase for the City and would bring their total to over 38 million dollars.&lt;BR&gt;&lt;BR&gt;&lt;BR&gt;&lt;STRONG&gt;Quincy Looking To Create the City's First Dog Park.&lt;BR&gt;&lt;BR&gt;&lt;/STRONG&gt;The City is holding meetings with dog owners in the city and planning a new dog park, which would be the first in Quincy. A location has not yet been picked, but this is great news for dog owners. Once accomplished, dog owners would have a place to gather with other dog owners and get their pets some excercise at the same time.&lt;BR&gt;This shows the City's commitment to making Quincy a welcome city for all.&lt;BR&gt;&lt;BR&gt;&lt;STRONG&gt;Quincy Once Again Named a Tree City USA city.&lt;BR&gt;&lt;/STRONG&gt;&lt;BR&gt;Quincy was recently named a Tree City USA city because of it's commitment to planting and maintaining trees throughout the city. Quincy has had this honor for over 10 years now and is still planning to continue with their tree pograms.&lt;BR&gt;&lt;BR&gt;&lt;BR&gt;&lt;STRONG&gt;Quincy Building New Track at Pageants Field.&lt;BR&gt;&lt;/STRONG&gt;&lt;BR&gt;A new regulation size track is going to be built at Pageant Field in the Merrymount section of Quincy at a cost of 1 million dollars. Quincy has upgraded many of the baseball and football parks and now the track enthusiasts are getting their new track. &lt;P&gt;So far this year there has been a decrease of 3% from 2006. The number of sales at&amp;nbsp;184 for the&amp;nbsp;first half of the year&amp;nbsp;would put us on pace for&amp;nbsp;368 sales in Quincy this year, which is&amp;nbsp;inline with&amp;nbsp;previous years.&amp;nbsp;Numbers have increased in the second quarter as compared to the slower first quarter.&amp;nbsp;Both number of sales and sales prices&amp;nbsp;have increased. This&amp;nbsp;third quarter should show which way the market is headed. My opinion is that the worst is over, as long as interest rates do not continue to jump up,&amp;nbsp;and there will be an increase both in number of sales and sales prices. Watch for next quarters results.&lt;/P&gt;&lt;/B&gt;

There are several marina's throughout the city for boating enthusiasts. And of course with all the water, fishing is quite popular in&lt;STRONG&gt; Quincy&lt;/STRONG&gt;.&lt;BR&gt;&lt;BR&gt;Quincy also has a fair amount of ball fields; baseball, football, soccer, as well as, tennis and basketball courts, and a couple of skateboard parks. In the winter, the &lt;STRONG&gt;Quincy Youth Hockey&lt;/STRONG&gt; Rink is very active with leagues.
