As you are probably aware, the market has softened over the past two years. There are some ways to make sure you can sell today for the highest price the market will bear, and in the shortest period of time.


1. Price it right! I'm sure you have all heard this one before. It has never been more true than now. Overpricing a home will only cause you headaches and frustration. Price it right from the start, and there is a good chance you will have it sold quickly. Properties are selling. The market has not stopped completely. We are seeing properties selling in 2 weeks, if they are priced right. Others are just sitting on the market, stagnant.

2. Do your part to dress up your home. As they say, Dress for Success! Curb appeal does make a huge difference. In fact most homes are sold from the outside before a buyer even gets into your home. In this age of the internet, buyers can get addresses online and drive by them first. They then rule out the ones they do not want to see, based on the exterior. 3. Choose a Realtor who has an extensive Internet Marketing Program. Newspaper ads do not work the way they used to. It used to be, put the property in the MLS, put up a sign and run an ad in the local paper. Not anymore. Today 85% of buyers are using the internet to find their home. Studies also show that homes on the internet that have mutiple pictures, both of the outside and the inside of the home, attract more buyers. Buyers like photos. They want to see the home online first, then they will make a decision as to which ones they actually want to view. Make sure your Realtor has a strong internet presence, and uses multiple sites to advertise your home.

4. Make your home accessible to be shown. Buyers today are very busy. If they can not see your home when they are out looking, you may not get a second chance. Keep the home clean and shining, and make it easy for buyers to see it. Not only Sunday Open Houses, but throughout the week. Turn on lights when being shown. Keep it bright. Buyers like bright homes. Sunlight is best, but if you do not get much sun, or at night, put all the lights on.

5. Put away all clutter. You may even want to remove some of the furniture if you have large items in places like the living room. You do not want the home looking too full. Buyers will be visualizing where their furniture is going to fit in the room. Keep it simple with a nice flow through the house and plenty of room to walk through the rooms without walking around couches, chairs, etc. Also, keep the basement well organized and clutter free.
